5 Things Miami Homeowners Should Know Before Selling
Whether you sell to us, list with an agent, or just want to understand your options, these are five things worth knowing first.
1. You don't have to fix anything. You can sell a house in any condition, including one that needs a new roof, has code violations, or is full of belongings. Repairs can raise your price if you sell on the open market, but you are never required to make them. Anyone who tells you the house "has to be fixed first" to sell is wrong.
2. You really have two options. You can list it on the market, usually with an agent, and aim for the highest price. That takes time, showings, and often repairs. Or you can sell directly to a buyer for a faster, simpler close at a price below full retail. Neither is automatically "better." It depends on whether you value money more, or time and simplicity more.
3. The highest offer isn't always the one that closes. A big number means nothing if the buyer's financing falls through, which happens more than people think. What matters is your net proceeds (what you actually walk away with after costs) and certainty (whether the deal actually closes). Ask any buyer how they're paying and whether they've closed deals before.
4. If you inherited the house, check the title first. When someone passes, the property often has to go through probate before it can be sold, and the title needs to be clear. It sounds scary but it's routine, and a good title company or attorney handles this all the time. Don't let it stop you from at least exploring a sale.
5. Watch for pressure. A real buyer gives you time, puts the offer in writing, and explains their number. Anyone who pushes you to sign today, won't put things in writing, or gets cagey about who they are, is a reason to walk away. You're allowed to take your time and ask questions.
