How We Come Up With Your Offer (The Honest Math)

The thing most people worry about with a direct sale is simple: "Are they going to lowball me?" Fair question. So here's exactly how we get to your number. No black box.

Every offer we make comes down to four things:

1. What the house is worth fixed up. We look at what similar homes near you have actually sold for once they're in good shape. That's the ceiling, the after-repair value. Everything else works backward from there.

2. What it costs to fix. Older Miami houses often need a roof, electrical, plumbing, a kitchen, impact windows, or all of the above. We add up what the repairs will really cost, because we're the ones paying for them, not you.

3. What it costs to carry and sell. While we own it, there are taxes, insurance, permits, and closing costs on both ends. Those are real dollars that come out of the deal.

4. Our margin. We're honest about this: we're a business, and we build in a profit. That profit pays us for taking on the risk, the repairs, and the work, including hauling out whatever is left in the house and a closing that could go sideways. We're not going to pretend we don't make money. We just won't make it by lowballing you.

Put simply:

What it's worth fixed up, minus repairs, minus the cost to carry and sell it, minus our margin, equals your offer.

Here's a rough example so the math is real. Say a house would sell for $400,000 once it's fully renovated, and it needs $80,000 of work. Take out the repairs, the carrying and closing costs, and our margin, and the offer might land somewhere around $250,000 to $270,000, in cash, as-is, with us handling everything. The exact numbers move with every house. A place that needs less work gets a higher offer. That's the whole reason we come look in person.

And here's the part most buyers won't say out loud: if your house is in good shape and you have time to wait, listing it with an agent will probably net you more. We'll tell you that to your face.
